The house Les Eaux Vives was built in the 70's to an exacting standard. It has been updated recently to bring it up to date with electrics and to provide a new bathroom downstairs, as well as updating and replacing fittings in the bathroom upstairs. All windows are double glazed with quality wooden surrounds. There are wooden shutters on all windows and doors other than the front door, which is wooden and substantial. The house is 200m2 in habitable space. SUMMARY The house is a 3 bedroomed home with a 2 bedroomed apartment downstairs, with wonderful views and no near neighbours. The apartment can be independent, with separate access, thus forming an annexe which could be used as rentable accomodation, for family or for visitors or as a 5 bedroomed entire house as it has been integrated by means of a door from the main house internally. There is a separate drive to the apartment and one to the main house. It is double glazed throughout and has a full sized loft with windows either end, if further accomodation was required. It would be possible to live in either the house and rent the apartment, or vice versa. The fosse septique (septic tank) does not now conform to current regulations, but is fully functional. DETAILS UPSTAIRS The accomodation on the first floor consists of a dining kitchen, large lounge with new woodburner, 3 bedrooms all with built in wardrobes, bathroom with shower over bath and built in large cupboard, toilet and hall cupboard. DOWNSTAIRS The accomodation downstairs consists of a dining kitchen, lounge, 2 large bedrooms, bathroom with walk in shower and urine diverted compost loo, a laundy room/studio, a cellar and double garage/workshop. The lounge, kitchen and bedrooms form the separate apartment. There is a separate access drive for the apartment to complement the feeling of being separate. It would be possible to use it as a gite or airbnb, subject to the usual business requirements of running a gite. ELECTRIC EQUIPMENT The two bathrooms, toilet and upstairs kitchen are ventilated with a new exchange unit in the loft. There is outside lighting. The electricity board is new and to standard. There are new electric heaters in all upstairs rooms, and the apartment. We have broadband with speeds of 10-12 megs. We are a family of 4 with 4 laptops, iPads, a games console and we stream British tv, with no issues. The good speeds are due to the fact we are close to Chalais. OUTBUILDINGS There are two outbuildings, one small that we use to store wood and a small barn where the washing machine is kept to use overnight and dryer plus all other detritous from the house, including the trailer! LAND The land consists of 1.1 acres. There are many fruit trees (apple, plum, cherry, quince, fig and peach), a large walnut and ornamental trees and bushes. There is a patio outside the front door and a larger new patio at the side of the house overlooking the land. Most of the land is one side of the house (3/4 of an acre) and the remainder is the other side with more fruit trees and an oak. It would be possible to be self sufficient off the land, and a few veg beds have been planted to start the permaculture design for the space, including the house. There are 3 outside taps and a small stream at the bottom of the land which can be drawn from for irrigation in the summer. VIEWS The house is surrounded by country views, and has a particularly lovely view from the front door to the Chateau in Chalais (with an amazing restaurant!) SURROUNDINGS There are no near neighbours, making this a very peaceful setting, with a real feeling of space and tranquility, but it is positioned only a 2 minute drive to Chalais itself. Chalais has a supermarket, diy store, many cafes, bars, restaurants, boulangerie, butchers, a fantastic organic shop, newsagents, a newly built medical centre etc. Every Monday there is an extensive market in Chalais, with all fresh produce you would need. There is also a train station in Chalais with trains to Angouleme (where it is possible to pick up the TGV line to Paris etc) and also to Bordeaux. NEARBY Within a short drive (15 minutes) is the beaux village Aubeterre sur Dronne and St Aulaye. Riberac is just 25 minutes away, with an amazing Friday market. Angouleme with it's extensive facilities is 40 minutes away. St Emilion is 45 minutes away and Cognac is an hour away with Bordeaux city an hour and a quarter. We are literally 5 miles from the Dordogne border. CLIMATE A lovely micro climate of warm weather exists in South West France. We have long hot summers and only a short winter.
